Structural Inspections

Cambridge
This was a pre-purchase survey on a house which a previous structural survey had shown as being clear of any structural issues, but the buyer’s solicitor noticed historical insurance claims for subsidence and cracking at the rear of the house. The recommendations of the report were only partially followed. Our client wanted us to check the building before going ahead with the purchase.
- We visited the property, conducted the survey, took photographs and measurements.
- Minor recent movement detected but none of concern to the structure of the building
- Wrote a report highlighting elements originally suspected to be of concern (e.g. clay ground type, nearby trees, drains)
- Reassured the customer of our professional opinion that he should have no structural concerns, were he to go ahead with the purchase.

Shefford
This customer was concerned about the condition of her brick boundary retaining wall, which was leaning towards the car park area to the rear of the property. Some bowing and bulging was also reported and the owner of the property was concerned that the wall would collapse soon.
- We visited the site and made an assessment of the ground type, structure and concerns reported, as well as several additional observations such as efflorescence, deterioration and mortar loss in the wall.
- Trees and vegetation was observed on the other side of the wall, which retained the landscape, as well as no weep holes being present in the wall.
- Our engineer wrote a report for the customer noting his concerns and suggested remedies, which included adding weep holes, reinstating mortar in specific areas, replacing deteriorated bricks and building a specific type of brick piers and foundations to avoid the risk of further leaning and collapse.

Hitchin
This client was selling her home but a potential buyer had pulled out on the basis of a RICS inspection they had commissioned, which had reported signs of subsidence. Opposite external walls were leaning (deflecting) to some degree and there were multiple internal cracks opening up.
- Visited the property, took photos and measurements. Concluded that there had been historical movement owing to deficiencies in the way the roof had been constructed, which did not comply with modern building regulations.
- We noted that all movement was historical and no active movement was taking place. The building was therefore deemed to be structurally safe.
- Recommended aesthetic repair (filling cracks, painting etc) would be sufficient, and the owner should not expect any further damage to occur.
- The report we provided offered reassurance to the owner and she felt confident in her ability to reassure future interested parties, who may consider buying the property.
